If you cold-outreach property owners for wholesaling, refinance pitches, or off-market deal sourcing, the bottleneck isn't usually the list. It's getting current phones and emails for the people on that list. That's what skip tracing solves, and what SkipTraceDepot is built to do at a price that scales.
What you get
You upload a CSV with property addresses and owner names. Within minutes you receive a new CSV with current contact information appended per row:
- Primary phone number with line type (mobile, landline)
- Up to 5 additional mobile numbers
- Up to 3 additional landline numbers
- Up to 5 email addresses
- Verified current mailing address (separate from property address)
- Status flag per row (matched or not found)
For files with mixed owner types (individual persons + LLCs + trusts), our Universal File Engine routes each row through the right trace pipeline automatically. You don't need to pre-split your file.
Verified pricing (2026)
Pay only for what you trace. No subscription, no minimums beyond Stripe's $0.50 transaction floor.
| Volume tier | Rate per row |
|---|---|
| 1 to 500 records | $0.09 |
| 501 to 2,000 records | $0.08 |
| 2,001 to 5,000 records | $0.07 |
| 5,001 to 10,000 records | $0.06 |
| 10,001 to 25,000 records | $0.05 |
| 25,001 plus records | $0.035 |
For LLC trace specifically (business entities), the rate is a flat $0.30 per row.
For files where you have only the property address and need us to reverse it to owner identity plus contact, the Advanced trace tier runs $0.18 to $0.25 per row depending on volume.
Real customer match rates
Match rate depends heavily on input file quality. Recent examples from our customer book:
- 26,951 row out-of-state owner file: 93.6 percent match
- 15,130 row Florida cash-out refi file: 85.1 percent match
- 1,415 row Virginia persons file: 74.4 percent match
- 111 row organization file with Trust/Estate markers: 56.8 percent match
The industry baseline for cold-pulled lists is around 25 percent. Well-curated mortgage broker books and county-derived lead lists run 70 to 93 percent in our experience. Files with significant Estate/Trust/Trustee markers run lower because the named owners are often deceased and therefore not traceable in any pipeline.
How SkipTraceDepot is different
Per-customer dedup across orders. We track every record we deliver to each customer. When you run a new file, any rows you've already pulled in previous orders are flagged so you don't pay twice for the same contact data. This is unique in the skip trace category and saves customers significant money on ongoing campaigns.
DNC scrub chains on the same platform. Most skip trace tools require a separate vendor for TCPA compliance. SkipTraceDepot chains a DNC scrub layer on the trace output at $0.04 per phone. The scrub flags national DNC, state DNC, DMA suppression, and TCPA litigator numbers in one combined status column. For outbound campaigns at scale, this saves you a second vendor relationship.
No subscription required. You pay per row. If you process 200 records one month and 20,000 the next, your costs scale linearly with usage.
Mortgage broker ICP. The platform is built for compliance-first outbound. Top customers run 15,000 to 26,000 row monthly refi files at 85 to 93 percent match rates.
When skip tracing is the right tool
You have a list of property addresses with owner names. You need to call or email those owners. Your current phone and email data is stale or missing.
Common use cases:
- Real estate wholesalers cold calling absentee owners
- Mortgage brokers building refi outreach campaigns on past closed books or aggregated lists
- Real estate investors sourcing off-market deals
- Judgment recovery and debt collection (use Property Lookup for single-target enrichment instead)
- Loan officers replacing trigger lead workflows post-HBPPA
When skip tracing is NOT the right tool
You need bank account numbers or financial account information. Bank data is federally protected under GLBA and requires licensed credit reporting agency status with FCRA permissible purpose. SkipTraceDepot returns contact and ownership data, not financial account numbers.
You need pre-vetted leads with qualified intent. Skip tracing returns contact info for property owners. It does not pre-qualify them as motivated sellers or refi-ready borrowers. For pre-vetted lead generation, see our Lead Builder product.
You need verified email deliverability before sending email campaigns. Skip tracing returns emails but does not validate them. For email verification, see our separate Email Verification product.

Pricing FAQ
What is the minimum charge? Stripe minimum is $0.50 per transaction. If you trace a single row at $0.09 PAYG, the charge floors at $0.50. Customers with credit balances bypass this floor and pay the actual per-row rate.
Do I need to buy credit packs? No. Pay-as-you-go is the default. Optional credit packs are available for customers who prefer to pre-load balance and bypass the Stripe minimum on small transactions.
Are there volume commitments? No. Process 50 records this month, 50,000 next month. The volume tier discount applies per file based on row count in that file.
Can I get a sample before committing? Run a small file (50 to 200 records) at standard rates. The cost is typically $5 to $20 depending on volume tier. We do not offer free samples but we offer a single-row Property Lookup at $10 if you want to test the data quality on one address before committing to a bulk trace.

Frequently Asked Questions
How much does skip tracing usually cost?
Skip tracing costs vary by vendor and volume. SkipTraceDepot charges $0.09 per row for 1 to 500 records, dropping to $0.035 per row at 25,000 plus records. The Stripe minimum on single-row purchases is $0.50. For comparison, all-in-one platforms like DealMachine charge subscription pricing of $99 to $399 per month. BatchData and similar bulk providers run $0.05 to $0.15 per row with volume tiers. The math difference matters most for occasional users (under 500 records per month) where pay-as-you-go beats subscription, and at high volume (25,000 plus) where tier discounts add up.
Is skip tracing legal in the US?
Yes, skip tracing for permissible purposes is legal under the Fair Credit Reporting Act (FCRA) and the Gramm-Leach-Bliley Act (GLBA). Real estate wholesalers, mortgage brokers, judgment creditors, and process servers all use skip tracing as a standard business tool. What is NOT permitted is using skip tracing for stalking, harassment, or unauthorized access to financial account information. SkipTraceDepot returns contact and ownership data only, not bank account numbers or financial account details, which are restricted under GLBA.
Is there a free skip tracing service?
Truly free skip tracing services are extremely limited in coverage and freshness. Public records (county assessor sites, court dockets) are free but provide property ownership only, not current phones or emails. WhitePages free tier returns limited current contact info. For real business use at scale, paid services like SkipTraceDepot ($0.035 to $0.09 per row) deliver meaningfully better match rates and current data. A 100 record file at $9 of paid tracing typically converts at 5 to 20 times the rate of free-source equivalents.
Can I do skip tracing myself?
You can perform basic skip tracing manually using free public sources (county records, social media searches, Google searches). For one or two records this is practical. For files of 50 plus records, manual skip tracing becomes impractical because the per-record time investment runs 15 to 60 minutes per address. At paid skip tracing rates of $0.05 to $0.09 per record, the math heavily favors paid automation once your volume exceeds about 20 records per session.
How long does a skip trace take?
Bulk skip tracing on SkipTraceDepot typically completes in 5 to 15 minutes for files of 5,000 plus records, often under a minute for files under 500 records. The actual data lookup runs in seconds per record. Most of the elapsed time is file processing and column mapping. For single-address enrichment, our Property Lookup product returns results in 2 to 5 seconds.
