What this data actually is (and isn't)

Most "probate lead" vendors imply they have court records. They mostly don't. Here's exactly what we have and exactly what we don't.

Honesty Layer

Estate-transfer indicators, not court filings.

What we have: property records where the recorded ownership transferred via inheritance pattern — typically deed-style "transfer on death," "executor deed," "heir deed," or sudden title change to a household member matching a deceased prior owner. This is the upstream signal that most "probate lead" vendors actually use.

What we don't have: direct probate-court case filings, notice-of-probate publications, executor appointment dates from court dockets, or estate inventory documents. Those live behind paywall + per-county scraping that we don't run.

Why it still works: if you're looking for inheritors with property they didn't ask for and probably don't want, estate-transfer county records find the same cohort 90%+ of the time — without the multi-month delay of court-docket scrapers. Faster signal, same humans.

Is this the same as probate court records?

No. Probate court records are case filings (notice of probate, executor appointment, estate inventory) that live in county court dockets. We don't have those. We have estate-transfer indicators from property records — which catch the same cohort upstream of when probate court filings would appear in public databases. See honesty layer above.

How fresh is the signal?

Property records refresh weekly to monthly per county. Estate-transfer flag appears within 30-60 days of the title change in most counties. Compared to court-docket scrapers (typically 90-180 day lag), our signal is meaningfully faster.

How many inherited properties exist nationally?

Roughly 200k-250k residential property title transfers per year fall in the estate-transfer pattern (HUD baseline). Coverage varies by state — some states (CA, TX, FL, GA, NC) refresh title records weekly; others (rural MS, WV, parts of MT) refresh quarterly.

What's the match rate on phones?

For inherited records, expect ~65-75% phone match (at least one phone returned per inheritor). Slightly lower than owner-occupied because heirs often live in different states or moved into the property — both create skip-trace friction. RPC (right-party contact) on cold dial sits at industry baseline ~25%.

Can I filter by inherited-only + vacant?
